Residential Home Inspection
During each home inspection I will observe the entire home while looking for defects in major systems. After the inspection I will talk with you to discuss the defects found. I will then create a professional home inspection report and email it to you the next morning. We can then discuss over the phone any questions you may have.
Pre-Listing Home Inspection
We inspect the home for the seller so that any defects can be repaired so that the home is "Move In Certified" upon listing for sale.
Putting a home on the market without first having it professionally inspected could be a huge detriment to your ability to get the most from your investment. For this inspection, we will thoroughly inspect a home prior to it being listed. This will facilitate an opportunity for any issues to be corrected well in advance of a buyer’s inspection and will give you a chance to establish good, productive communication with prospective buyers at the onset of negotiations.
Infrared Thermal Imaging
My infrared camera helps me see things that other inspectors can't.
That's why I use an infrared camera on every inspection. The infrared camera can display temperature variances that can reveal water leaks, missing attic/wall insulation, and electrical breakers that are too hot.
Condition / Risk Assessment Property inspection
A home inspection detailing the basic condition of the property. Used by landlords after renters vacate, or banks on foreclosed properties.
When a defective component is discovered during our inspection of a property, you may feel a little let down due to your expectations of the home not being met. That’s why we offer Re-Inspections to give you peace of mind and confidence once a seller has made sure that any defects are corrected. We’ll come back to perform an additional assessment of the home, focusing on the component that was originally found to be defective to make sure that any safety issues have been resolved and that everything is in working order.
Private Well / Water Quality / Flow Testing
You need to be certain the well pump integrity, water flow & quality is optimal. I refer you to a private well inspection company for this important inspection. I can schedule this for you.
Septic System Inspection
Homes that are not connected to public town sewers should have the septic system inspected by a licensed septic inspector.
I refer you to a licensed professional septic system inspection company. I can schedule this for you.
Homes built before 1978 can have lead paint, which today are under layers of latex, or non lead based oil paint. I refer you to a licensed lead paint specialist company that will thoroughly inspect for lead paint with special cameras that will "see" through all the layers of latex paint that is over the lead paint. I can schedule this for you.
I refer you to a RI licensed mold testing company to inspect thoroughly for mold in the home and to send a sample out to a lab for analysis. I can schedule this for you.
Radon Measurements Air/Water
Radon contamination is a serious problem for homes in Rhode Island. This test will utilize the advanced instruments needed to detect this odorless and invisible radioactive gas. Radon is a leading cause of lung cancer and has been found to contribute to numerous other health issues, so it’s important to get your prospective home tested before committing to a purchase. If dangerous levels of radon are detected, mitigation measures will be recommended.
I refer you to a licensed RI Radon testing company that will use either a passive or active test for air sampling, and a special test for well water Radon testing if desired. I can schedule this for you.
